Fox Hill Residences

Equity Independent Living Community | Bethesda, Maryland

Fox Hill is a 240-unit condominium equity independent living community located in Bethesda, Maryland. The community had been averaging just six sales per year from 2010 to 2011 as they were suffering from poor market perception of their product at the time. Sales were subsequently shut down for 18 months while their loan was being restructured. As a result, occupancy stalled at 40% during this period. Solutions Advisors was engaged in February of 2013 to take over all sales and marketing management with a renewed focus on elevating the inspired living at Fox Hill and the luxury amenities of the community. We launched a completely revamped marketing effort, a more personalized sales approach and a comprehensive lead generation program. Our initial target was 12 sales for all of 2013, but with our new strategy focused on highlighting a luxury lifestyle and the key attributes of the community, we achieved 22 sales with an average of 130 inquiries per month, nearly doubling the budgeted sales goal. This growth rate continued with an average of 28 combined sales and resales per year from 2014 through 2016, and in 2017 we had our strongest sale year to date with 47 sales. Fox Hill is currently at 90% sold and reserved and is on track to sell out completely by end of 2018.
